Virtual Neighborhood Meeting: March 24, 2021, 6 - 7 p.m.

Dear Neighbor,

You are cordially invited to a virtual neighborhood meeting regarding a proposed Site Development Plan in your area, known as Promenade Apartments. This is the second neighborhood meeting for the proposed project and will take place on Wednesday March 24, 2021, 6-7 p.m. MST via a zoom webinar. The first neighborhood meeting regarding this SDP proposal occurred on Jan. 27, 2021. The project is located inside Promenade at Castle Rock shopping center south of La Loma and west of Sam’s Club along Promenade Parkway.

The purpose of this neighborhood meeting is to share and obtain feedback on an updated proposal for Promenade Apartments and answer any questions you may have. Within this notice, you will find a vicinity map, site plan, landscape plan, and building elevations for the proposal.

Forum Investment Group is proposing a multi-family residential project on this site. The project proposal consists of four buildings, each of which would be four to five stories with a total of 300 apartments across all buildings. In addition, there will be a clubhouse with leasing office, pool, and other amenities. We anticipate a parking ratio of approximately 1.8 spaces per unit (540 spaces), with parking consisting of a mix of attached and detached garages, covered stalls, and surface stalls.

Changes Since Neighborhood Meeting #1

Overall, the site plan is very similar to what was presented in the first neighborhood meeting. Major changes include:

  • The parking ratio is now 1.8 stalls per unit, whereas the first presentation mentioned a minimum of 1.7 stalls per unit
  • There are more parallel parking spaces along the main loop road (vs. angled spaces)
  • Building elevations have been further developed and refined
  • Design has progressed on the clubhouse building and pool deck
  • Design has progressed on the landscaping throughout the site
  • The Planned Development Plan (PDP) Amendment for the site was recently approved

A project presentation will be made by Forum Investment Group, followed by an opportunity for questions and answers from the audience. To keep the meeting running smoothly, the following ground rules will be observed:

  • All participants will automatically have their video/audio turned off upon entry to the meeting.
  • The panelists, including the Applicant/Owner and project team, will have audio available to make the presentation and answer questions.
  • Questions will be held until the end of the initial presentation by the project team. Once the presentation concludes please use one following methods to ask a question:
    • To ask questions using the computer keyboard, please use the “Q&A” function to type in and submit your question. Please try to keep your comments focused and concise so that as many people as possible can participate in the limited meeting time
    • To ask a question verbally, please use the "Raise Hand" function in Zoom. This is done by clicking on the "Participants" icon at the bottom of your screen, then clicking on the "Raise Hand" button
    • For those on the phone with audio only, to raise your hand, please hit *9 on the dial pad
  • The project team will work down the list of questions and raised hands in order and activate the user's audio one at a time to allow them to speak.
  • Please be aware that the meeting will be recorded to ensure an accurate record of comments and questions about the project.
