A proposal for a mixed-use, multifamily site development plan in the Meadows Town Center and a contract for Mitchell Gulch retention pond improvements were approved at Town Council’s Jan. 17 meeting.

Meadows Town Center site development plan – Town Council approved a proposal for a mixed-use, multifamily development in the Meadows Town Center. The 3.93-acre site is located northeast, southeast and southwest of the intersection of Mercantile and Future streets. The plan proposes 85 multifamily units and approximately 6,200 square feet of retail and restaurant space.
The property was originally annexed and zoned in 1984 as part of The Meadows planned development. The Town Center use area was approved with a rezoning of The Meadows in 2003. The rezoning intentionally consolidated commercial, retail, office and institutional uses along with residential uses in the mixed-use Town Center neighborhood to promote economic vitality and to establish development standards for the area.
Permitted uses for the site include single-family attached and detached townhomes, condominiums and apartments. Permitted nonresidential uses include restaurants, retail, service, office, lodging and schools.
Mitchell Gulch retention pond improvements – Council approved a service agreement with Anderson Consulting Engineers Inc. for Mitchell Gulch retention pond improvements consultation and design.
Located directly north of Mikelson Boulevard on the Mitchell Gulch tributary to Cherry Creek, the Mitchell Gulch pond is a stock pond that is undersized and prone to clogging from debris. Additionally, there’s no defined overflow spillway and the pond suffers from excessive vegetation and sedimentation that has reduced its volume and is not favorable for aquatic species’ habitat.
As part of the design project, Anderson will evaluate stormwater infrastructure improvement solutions, preservation of riparian habitat and revegetation of disturbed areas. Options to enhance public recreation amenities for the area will also be evaluated, including the possible addition of surface trails and a fishing platform to access the pond. Opportunities for the public to review proposed improvements and provide feedback will be included as part of the project.
Under the contract, the Town will pay Anderson up to $448,228 for its work.
