[ARCHIVED] July 7 Council update

July 7 Council update

An update on a proposed rezoning plan submitted to Douglas County for the Pine Canyon Planned Development was a topic at Town Council’s July 7 meeting.

Here’s a more in-depth look at the topic:

  • Update on Pine Canyon Planned Development proposal – Town Council received an update regarding a rezoning application submitted to Douglas County for the Pine Canyon Planned Development.

Pine Canyon consists of approximately 540 acres in unincorporated Douglas County. The property extends on both sides of Interstate 25 between the railroad tracks west of the Interstate and Founders Parkway on the east.

The current proposal with Douglas County proposes urban-level zoning and land uses that would remain outside Town boundaries without adequate water and transportation integration. The areas of concern for both Douglas County and the Town include poorly planned infrastructure that would have significant transportation impacts to the Town’s existing roadway network; substandard public open space, incompatibility with surrounding neighborhoods; inadequate water supply and complete reliance on nonrenewable groundwater; and construction and operation of separate water and sanitation facilities in close proximity to Town residents and Town facilities.

Staff summarized Douglas County’s first review comments on the application and will be drafting a resolution of opposition to the application for Council’s consideration at a future meeting.
