Virtual Neighborhood Meeting #2:  Tuesday Dec. 13, 2022, 6 p.m.


You are invited to attend a neighborhood meeting regarding a proposed planned development zoning for property referred to as The Brickyard at 401 Prairie Hawk Dr, Castle Rock, CO 80109. This is the second of a minimum of three neighborhood meetings that will be held on this proposal before it goes to public hearings before the Planning Commission and Town Council.  This second meeting may be attended in-person or virtually on:

The purpose of the meeting is for the applicant to introduce the proposed PD Plan and Zoning Regulations, and seek input from neighboring property owners, gather feedback and answer questions. In addition, the development review process and timeline will be discussed. If you are unable to attend this meeting, and have questions or comments about this proposal, please contact the applicant or Town staff by 4:00 p.m., Dec. 12 so that the applicant may address your question personally during the neighborhood meeting. The Town will continue to accept feedback throughout the review period.


Project Information:

The proposed development is 31 acres and is located at the site of the former ACME Brick Factory on South Prairie Hawk Drive. The property is within the Town boundaries and is currently zoned General Industrial (I-2), which permits a wide range of industrial uses. The brick factory has not been operational since 2018.  

The proposed development plan would allow a hotel, commercial/office/restaurant space, the Town’s new sports recreation facility, public plazas, and a maximum of 600 multifamily residential dwelling units. The development would mix uses both vertically in the same building, and horizontally along the internal streets. Access to the site will be from Prairie Hawk Drive and from the Atchison Way extension that ultimately connect Wolfensberger Road and Plum Creek Parkway. The current submittal documents are available on the Town’s website at www.crgov.com/DevelopmentActivityMap. Planned Development zoning proposals require public hearings before the Planning Commission and Town Council.  Public hearing dates will be determined after a full internal review of the proposal is complete and all comments have been addressed.

The neighborhood meeting will be hybrid, meaning the attendance and participation may be in-person, virtually by computer, or by phone for audio only. All three options will be available simultaneously on

A project presentation will be made by the owner/developer, followed by an opportunity for questions and answers from the audience. Town staff will be in attendance to answer questions about the review process, neighborhood meetings and public hearings. In order to keep the meeting running smoothly, the following ground rules will be observed.    

  • All participants should have their video/audio turned off upon entry to the meeting.
  • Panelists, including developer and Town staff, will have video/audio available in order to make the presentation and answer questions.
  • Questions will be held until the end of the initial presentation by the developer.
  • To ask a question or make a comment, please use the “Raise hand” function in Zoom. This is done by clicking on the “Participants” icon at the bottom of your screen, then clicking on the “Raise Hand” button. Once the presentation concludes, the speaker will work down the list of raised hands in order and activate the user’s audio one at a time to allow them to speak.
  • After questions and comments have been received from the participants in the Zoom Webinar, the meeting will be opened up for additional questions and comments from users that only called into the meeting.
  • Please be aware that there may be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate during the limited meeting time period.
  • Please be aware that the meeting may be recorded to ensure an accurate record of comments and questions about the project.
