Notice is hereby given that Canyons South, LLC, a Colorado Limited Liability Company, on behalf of owners of record (collectively “Owners”), has made application for, and is requesting approval of, the Canyons Far South Annexation, Planned Development Plan and Zoning Regulations. The property is located east of Founders Parkway and north of Crimson Sky Drive. Additionally, the Owners have requested vested property rights under the provisions of Chapter 17.08 of the Castle Rock Municipal Code and Article 68 of Title 24, Colorado Revised Statutes, and such conditions of vesting are established in the Canyons Far South Development Agreement.
Land Use Proposal
The proposed Canyons Far South Planned Development (PD) is approximately 409 acres. The PD Zoning would allow a maximum of 474 single-family residential dwelling units and 60,000 square feet of office and commercial uses adjacent to Founders Parkway. The development plan contains four residential planning areas and one commercial/retail planning area. A significant amount, approximately 230 acres or 56%, of the project will be dedicated to the Town as open space and public park. Trail amenities are planned throughout the development providing key connections to trail systems on all sides of the property, including a trail connecting Founders Parkway to Castle Oaks Drive, as well as to the regional Front Range Trail to the east.
Development Agreement - Vested Property Rights
The proposed Canyons Far South Planned Development Plan (PD Plan) constitutes a “site specific development plan” as defined in C.R.S. §24-68-101, and Chapter 17.08 of the Town of Castle Rock Municipal Code, and proposes to establish vested property rights for a period of 15 years from date of approval.

Planning Commission Public Hearing – Thursday, Dec. 8, 2022

Planning Commission will hold an in-person public hearing on said application on Thursday, Dec. 8, 2022 at 6 pm (time is approximate), at the Town of Castle Rock Town Hall, Town Council Chambers – 2nd Floor, 100 N. Wilcox Street, Castle Rock, CO 80104. Public comment will be taken during the public hearing. All interested persons are invited to attend.
