Notice is hereby given that an application has been made for a Site Development Plan Amendment for façade changes for “The View,” located at 205 Sixth St./610 Jerry St., on the northeast corner of Sixth and Jerry Streets. The project site is located at 205 Sixth St./610 Jerry St. on the northeast corner of Sixth and Jerry Streets and measures approximately 2.02 acres.
The reason for this SDP amendment is an update in the residential floor plan of the top four floors of the building that has necessitated some minor exterior updates. The floor plans were updated for a variety of reasons including an updated market study and input from the equity partners for the project. In addition to new unit information, a three-hour firewall has been added in order to utilize horizontal exiting as a life safety strategy for the project. The final reason for the update was the addition of a trash chute and associated trash room at all residential levels. After this re-organization, the project still has 221 residential units, office and retail space. With these updates, some minor adjustments to the façade were incorporated into the design. None of the updates are material in nature, and they do not alter the overall image of the project for its future residents, future neighbors, or citizens of the Town of Castle Rock. Updates to the façade include the following: Feature tower window placement, primary corridor balcony placement and slight massing adjustment, north and south balcony placement, and primary corridor window arrangements. The building is organized in plan with a primary corridor running north and south with three wings oriented east and west, evenly spaced along the main corridor. The units at the ends of each wing have been updated, and there are bedrooms where there were once balconies. When there were balconies in the feature towers, they were inset from the façade with a horizontal opening. Now that all towers contain bedrooms and living spaces, the windows have been oriented vertically rather than horizontally, and windows have been added to increase the natural light in the units. The slight massing adjustment along the primary corridor is on the west façade only. Previously, the primary corridor was divided into six primary façade divisions, separated by unit balconies. The massing of the east (Wilcox facing) side remains unchanged. The west side has been updated to match the east and to accommodate the aforementioned project and life safety updates. Previously, the west side was divided into two bays that were three modules wide, two that were four modules wide, and two that were two modules wide. All six bays have been updated to match the west side, consisting of six bays that are three modules wide each. The windows within each of these bays have been updated as well. The windows are all uniform now, rather than alternating from a horizontal to vertical orientation. The final update is a shift of the bay of unit balconies on the north and south façades, and associated window adjustments. The alternating window arrangement remain on these facades, and the change is not noticeable from a human or pedestrian perspective. Please see the attachments.

Pursuant to Resolutions 2020-122 and 2021-060 as approved by Town Council, a hybrid public hearing on said application will be held before the Design Review Board at 7 pm on Wednesday, Dec. 15, 2021.
