You are invited to attend, either in-person or virtually, the second neighborhood meeting regarding a proposed Site Development Plan for property referred to as Crystal Valley Ranch, Filing 18 – Tract C.

Project Information

The proposed mixed-use neighborhood is four acres and located east of West Loop Road, south of Crystal Valley Parkway, west of future Dawkins Street and north of Magwitch Drive. Access to the site will be from Magwitch Drive east of the intersection with West Loop Road. No direct access is proposed to West Loop Road, Crystal Valley Parkway or to the new neighborhood under construction to the east. An emergency vehicle access to Crystal Valley Parkway is proposed at the northeast corner of the site.  

Twenty-four townhomes on fee simple lots are proposed. The homes will be two stories with an attached two-car garage. A two-car driveway apron behind each garage is provided for additional off-street parking. In addition, a mixed-use building is proposed paralleling Crystal Valley Parkway. The building will have retail and service commercial space on the first floor and office space on the second floor. 

Based on feedback from the first neighborhood meeting, the townhome building architecture has been revised to be more compatible with the surrounding homes and use a similar palette of material, colors, form, and massing. An outdoor plaza is proposed on the south side of the commercial/office building for social gathering and outdoor amenities. Parking provided for the residential and commercial uses complies with the Town of Castle Rock parking requirements. Landscape buffers are proposed on all sides of the site.
