Hybrid Neighborhood Meeting: Tuesday, Oct. 26, 2021, 6 p.m.
You are invited to attend, either in-person or virtually, a neighborhood meeting regarding a proposed Planned Development Plan for property referred to as The Brickyard at 401 Prairie Hawk Dr, Castle Rock, CO 80109. This is the first of a minimum of three neighborhood meetings that will be held on this proposal before it goes to public hearings before the Planning Commission and Town Council. The purpose of the meeting is for the applicant to introduce the proposed PD Plan and Zoning Regulation and listen to feedback from neighboring property owners, prior to submittal of the application to the Town. In addition, the process and timeline for the development review process will be discussed. If you are unable to attend this meeting and have questions or comments about this proposal, please contact the applicant or Town staff by 4:00 pm, Oct. 26 so that the applicant may address your question during the neighborhood meeting and respond to you directly prior to the submittal to the Town. The Town will continue to accept feedback throughout the review period.
The proposed development totals 31 acres located at the former ACME Brick Factory on south Prairie Hawk Drive. The property is within the Town boundaries and is currently zoned General Industrial (I-2) which permits a wide range of industrial uses. The brick factory has not been operational since 2018. The proposed development plan would allow include a marketplace, a hotel, commercial space, public plazas, and residential living. In addition, space is being planned for future public amenities that may include a recreational facility, outdoor event area, and an option for a skating rink. As shown on the attached conceptual site plan, there will be two access points to the site. One off Prairie Hawk Drive, and the other off the Atchison extension through the Millers Landing development that ultimately connects Wolfensberger Road and Plum Creek Parkway.
After the proposal has been formally submitted to the Town, the PD application and associated documents will be available via the Town’s website at www.crgov.com/DevelopmentActivityMap. Planned Development zoning proposals require public hearings before the Planning Commission and Town Council. Public hearing dates will not be determined until a full internal review of the proposal is complete and all comments have been addressed.
The neighborhood meeting will be hybrid, meaning the attendance and participation may be in-person, virtually by computer, or by phone for audio only. All three options will be available simultaneously on:

A project presentation will be made by the owner/developer, followed by an opportunity for questions and answers from the audience. Town staff will be in attendance to answer questions about the review process, neighborhood meetings and public hearings.
