In-Person and Virtual Neighborhood Meeting: Monday, June 14, 2021, 6 p.m.

Dear Neighbor,

You are invited to attend, either in-person or virtually, a neighborhood meeting regarding a proposed annexation and zoning of property currently referred to as Canyons Far South. The purpose of the meeting is for us to introduce our conceptual development plan, answer your questions and listen to your feedback. In addition, the process and timeline for annexation and zoning will be discussed. This meeting is the first of at least three neighborhood meetings required prior to scheduling any public hearings. Both in-person and virtual options will occur simultaneously on:

Project Information
The 409-acre property proposed for annexation is located north and east of Founders Parkway, north of Crimson Sky Drive and Spanish Oaks Trail, and west of Castle Oaks Drive. The property is south of Crowfoot Valley Road and south of the Macanta residential neighborhood, currently being developed in Douglas County.

The proposed development plan for the project consists of lots for approximately 474 single-family detached homes, a neighborhood retail center, community parks and miles of trails. Over half of the property will be zoned as open space. Open space and landscape screening will be used to create a visual transitional buffer along the southern edge of the property. The two primary wildlife corridors and areas of habitat that follow the east/west drainages will be preserved.


Annexation and Zoning Process
Annexation is a three step process that begins with the submittal of an Annexation Petition, which is a request to be annexed. During the first two steps, Substantial Compliance and Eligibility, Town Council determines whether the annexation request meets the requirements for annexation established in the Colorado Revised Statutes (C.R.S.).

The third step is when Town Council considers whether an annexation and the proposed zoning complies with the Town’s Vision, Comprehensive Master Plan and Municipal Code, and then decides if the property should be annexed to the Town.

We have submitted an Annexation Petition to the Town. If Town Council finds the Petition to be in Substantial Compliance with the Colorado Revised Statutes, it is then that the C.R.S. allows the zoning application to be submitted, and accepted by, the Town.

We hope that you are able to attend this first neighborhood meeting as we introduce the general development plan. We want your input. Future neighborhood meetings will be held, at which time more detailed zoning information will be presented and you will have the opportunity to provide additional feedback.
