Dear Neighbor,

You are cordially invited to a virtual neighborhood meeting on Thursday, Nov. 19, 2020, 6 - 7 p.m., MDT regarding a proposed Site Development Plan (SDP) for The Ridge at Crystal Valley residential neighborhood. This is the second neighborhood meeting for this project. The first meeting was held on Wednesday, Sept. 9, 2020, 6 - 7:00 p.m. The Site Development Plan area includes 46 acres within Planning Area 15 (E) of the Crystal Valley Ranch PD and 70 acres within the Ridge Estates PD. The Site Development Plan proposes a total of 142 single-family homes, buffers and open space. Planning Area 15 (E) of the Crystal Valley Ranch PD is located in the southwest corner of Crystal Valley Ranch and the Ridge Estates PD is located south and adjacent to Crystal Valley Ranch Planning Area 15 (E). To the west of the site development plan area are the neighborhoods of Lanterns and Bell Mountain Ranch and to the east and south is the neighborhood of Sellers Creek Ranch.

Neighborhood Proposal
The Ridge at Crystal Valley proposes 142 single-family homes on a total of 116 acres as indicated on the attached maps. The following is a summary of the lots within Crystal Valley Ranch and Ridge Estates.

The lots within the Crystal Valley Ranch PD are an average of 75-feet wide by 130-feet deep. The lots within the Ridge Estates PD vary in size but are generally smaller internal to the site and larger on the edges of the site where adjacent to larger lots.

Various open space dedications, including boundary setbacks/open space buffers are provided on the east, south and west sides of the neighborhood where adjacent to larger lots and existing open space. Approximately 28% of the site is planned for public and private open space including boundary setbacks/open space buffers.

The neighborhood is primarily accessed through Crystal Valley Ranch at Hickory Oaks Trail. Secondary access for the homes in the southern portion of the site is provided via War Knot Lane. Tertiary access is by Quarry Mesa Drive at the northwest end of the site.

Changes to the Project Since Neighborhood Meeting #1
There have been no substantial changes to the proposed Site Development Plan since the first Neighborhood Meeting on Sept. 9, 2020.

The applicant and its representatives will present information about the proposed neighborhood, discuss any issues that surrounding residents may have about the proposed neighborhood and also address any other questions you may have about the project.

Please provide any written feedback to the Developer or Engineer by Nov. 12, 2020 to allow time for potential responses at the neighborhood meeting.

The Town will accept feedback at any time.

A project presentation will be made by the Developer and Engineer, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed:

  • All participants will automatically have their video/audio turned off upon entry to the meeting
  • Panelists, including the Developer and Town staff, will have video available in order to make the presentation and answer questions
  • Questions will be held until the end of the initial presentation by the Developer and Engineer
  • To ask a question (or make a comment), please use the “Raise Hand” function in Zoom. This is done by clicking on the “Participants” icon at the bottom of the screen, then clicking on the “Raise Hand” button. Once the presentation concludes, the speaker will work down the list of raised hands in order and activate the user’s audio one at a time to allow them to speak
  • After questions and comments have been received from the participants in the Zoom Webinar, the meeting will be opened for additional questions and comments from phone-in participants
  • Please be aware that there will be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate in the limited meeting time period
  • Please be aware that the meeting will be recorded to ensure an accurate record of comments and questions from the participants
