Notice is hereby given that Castle Rock Development Company (Owner) has made application for and is requesting approval of a Site Development Plan (SDP) for Lot 2, Block 1, The Meadows Filing No. 11, Parcels 8 & 9. The property is located southwest of the intersection of Meadows Blvd. and Painthorse Drive.

Project Description
The property is approximately 3.11 acres. Concurrent with processing the Site Development Plan, the property is being subdivided into two lots; 2A and 2B. The proposed development of a daycare center, to be known as The Learning Experience, along with parking and landscape improvements will be constructed on Lot 2A. A cross access drive and a parking lot will be constructed on Lot 2B. When further development is proposed on Lot 2B, this Site Development Plan must be amended, requiring neighborhood outreach and public hearings.

Development of both Lot 2A and Lot 2B is subject to the Residential/Non-Residential Interface Regulations (Interface Regulations) and requires public hearings before the Planning Commission and Town Council. The intent of the Interface Regulations is to minimize the impact of non-residential uses on adjacent residential properties. This SDP proposes a 30-foot buffer, landscape screening, and retaining walls, necessary to take up a significant slope, facing away from the nearest residential properties in order to minimize the impacts to the adjacent residential neighbors.

Public Hearing Instructions
Pursuant to Resolutions 2020-044 and 2020-045, as approved by Town Council, a virtual public hearing on said application will be held before the Planning Commission on Thursday, Oct. 22 at 6 p.m. Due to the COVID-19 pandemic, the hearing will be held remotely with no in-person attendance. If you would like to participate in the Planning Commission public hearing, please use one of the options below:

A public hearing into said application will also be held before the Town Council on Tuesday, Nov. 17, 2020 at 6 p.m. at Town Hall, 100 N. Wilcox St. Town Council public hearings are also being conducted virtually.
