Virtual Neighborhood Meeting: July 15, 2020, 5 - 6 p.m.

You are cordially invited to a virtual neighborhood meeting regarding a proposed rezoning in your area. Due to the COVID-19 pandemic, this meeting represents the first required neighborhood meeting and will take place Wednesday, July 15, 2020 from 5 to 6 p.m. Mountain Time via a WebEx Meeting. This notice is going to all landowners within 500’ of the project site.
Intergroup Architects is working with GT Sanders on the development of their new showroom/warehouse building at 1004 South Interstate 25, Castle Rock, CO. A pre-application has been submitted and reviewed. We are requesting feedback prior to a formal submittal of the rezoning to the Town.

Project Narrative
The current zoning for the 18.9-acre site is R-1. The request is to change the R-1 Zone to Planned Development (PD). Possible uses that are anticipated for future projects will be: commercial warehouse and logistics, light industrial, wholesale, manufacturing, processing and fabrication, mini storage facilities, indoor recreation facilities, and personal service shops.

Virtual Meeting Participation Process
The project presentation will be made by the Developer and Architect, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed:
• All participants will automatically be muted upon entry to the meeting.
• Panelists, including the Developer, Architect, and Town staff will have video/audio available in order to make the presentation and answer questions.
• Questions will be held until the end of the initial presentation by the Developer.
• To ask a question, use the chat feature and type in “I have a question” and the presenter will call upon the person to ask their question.
• Please be aware that there will be many attendees wanting to speak so try to keep your comments focused and concise so that as many people as possible can participate in the limited meeting time period.
