Dear Neighbor,

You are cordially invited to a virtual neighborhood meeting regarding a proposed Site Development Plan amendment known as Canvas at Castle Rock. This is the first neighborhood meeting about this project. This meeting will provide an update on the proposed amendment to the Site Development Plan approved in 2018.

Project Summary
The project, to be known as Canvas at Castle Rock, is on approximately 10 acres located at the northwest corner of Crystal Valley Parkway and Plum Creek Boulevard, in Castle Rock, Colorado. The Site Development Plan amendment proposes a residential project of 104 townhomes, in 26, four-plexes. The for-lease townhomes are oriented around 14 motor courts. The complex also includes a clubhouse, pool dog park, outdoor pavilion and grilling areas, and pocket parks and green belts throughout. One-, two-, and three-bedroom units will be available, each with an attached garage. Additional on-site surface parking will be available. The maximum building height will be 35 feet and the gross density is 9.7 dwelling units per acre.

This proposal would amend the existing site plan for the property that was approved by Town Council in 2018. The current plan is for 155 dwelling units, in a combination of townhomes and an apartment complex. The maximum height is 35 feet and the gross density is 14.4 dwelling units per acre.

A project presentation will be made by the Developer, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed.

• All participants will automatically have their video/audio turned off upon entry to the meeting.
• Panelists, including Developer and Town staff, will have video/audio available in order to make the presentation and answer questions.
• Questions will be held until the end of the initial presentation by the Developer.
• To ask a question (or make a comment), please use the “Raise Hand” function in Zoom. This is done by clicking on the “Participants” icon at the bottom of your screen, then clicking on the “Raise Hand” button. Once the presentation concludes, the speaker will work down the list of raised hands in order and activate the user’s audio one at a time to allow them to speak.
• Please be aware that there may be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participated during the limited meeting time period.
• Please be aware that the meeting will be recorded to ensure an accurate record of comments and questions about the project.
