Virtual Neighborhood Meeting:  Jan. 21, 2021, 6-7 p.m.
 

Dear Neighbor,
We hope you are able to attend the video conference meeting to discuss a Site Development Plan for a proposed 6,288 square foot building at 340 S. Wilcox Street, a site which includes the existing Pizza Hut in downtown Castle Rock. The existing dine-in Pizza Hut would be demolished, and the new building would include a new delivery/carry-out Pizza Hut as well as space for other retail businesses. We are looking for your input as part of the Site Development Plan review with the Town. Please see the instructions on the next page on how to join the meeting and to participate in the discussion. If you are unable to attend this second neighborhood meeting, but would like to submit written comments, please send them to Lee Manske or Julie Kirkpatrick at the addresses listed below by Jan. 15 to allow time for potential responses at the neighborhood meeting.

A public hearing is required before the Town’s Design Review Board, which has not yet been scheduled. The purpose of this meeting is to allow the applicant an opportunity to present the proposed project, gather feedback, and address any questions you may have. The applicant and a Town planner will attend this meeting to answer questions about this proposal and about the Municipal Code requirements and public hearing process.

Project Information:
The project proposal includes demolition of the existing Pizza Hut dine-in restaurant, and development of a new building that will include a delivery/carry-out Pizza Hut store. The new, approximately 6,288 square foot building would also include a community retail center. Please see the attachment for more details.

Due to recommended COVID precautions and social distancing requirements, this will be a virtual meeting, held remotely. If you are unable to attend this meeting, yet have questions or comments about this project, please contact Lee Manske (Developer’s representative) at the contact information below, by Jan. 15.

A project presentation will be made by the Developer, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed.

  • All participants will automatically have their video/audio turned off upon entry to the meeting
  • Panelists, including Developer and Town staff, will have video/audio available in order to make the presentation and answer questions
  • Questions will be held until the end of the initial presentation by the Developer
  • Please be aware that there may be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate during the limited meeting time period
  • Please be aware that the meeting may be recorded to ensure an accurate record of comments and questions about the project
