Virtual Neighborhood Meeting: Tuesday, Aug. 6, 2020, 5-5:45 p.m.

You are cordially invited to a virtual neighborhood meeting regarding a proposed Site Development Plan in your area. Due to the COVID-19 pandemic, the first required neighborhood meeting was excused. The second neighborhood meeting was held on June 10, 2020. This meeting represents the third required neighborhood meeting and will take place Thursday, Aug. 6, 2020 from 5 to 5:45 p.m. Mountain Time via a WebEx Meeting. This meeting will provide an update on the proposed Site Development Plan that is intended for presentation at future public hearings. This notice is going to all landowners within 500’ of the project site.

Project Narrative
Davis Partnership Architects is working with ISAAC Development on a new Class A medical office condo building on Lot 6 of Founders Marketplace Filing No. 1. The site is approximately 1.59 acres and is located on the east side of Aloha St, and north of State Highway 86.

The proposed building is a single story of approximately 13,500 SF and is expected to be used and owned by 5 tenants / owners. The uses include a Veterinarian, General Dentist, Pediatric Dentist, Optometrist, and Oral Surgeon. The project will bring needed and desired healthcare services to the community as the next closest providers for all five services are miles away.

The site plan has access from Aloha Street leading to a parking lot containing 68 parking spaces. A trash enclosure is located on the south end of the site. Pedestrian walks have been incorporated to collect people from the parking lot and direct them to the main entry of each unit. Landscaping is located between the parking lot and the building’s western façade.

Changes Since the June 10th Neighborhood Meeting
• Due to comments by Intermountain Rural Electric Association, the transformer is now being proposed to be located further north and east on the site. Plantings are still incorporated to provide a visual screen of the transformer.
• Additional street trees have been added closer to Aloha Street to satisfy the Town of Castle Rock’s landscape requirements

Virtual Meeting Participation Process
A project presentation will be made by the Developer and Architect, followed by an opportunity for questions and answers from the audience. In order to keep the meeting running smoothly, the following ground rules will be observed:

• All participants will automatically be muted upon entry to the meeting.
• Panelists, including the Developer, Architect, and Town staff will have video/audio available in order to make the presentation and answer questions.
• Questions will be held until the end of the initial presentation by the Developer.
• To ask a question, use the chat feature and type in “I have a question” and
the presenter will call upon the person to ask their question.
• For those on the phone and only have the audio portion of the presentation available to them, they will still have the opportunity to ask questions. The presenters will unmute all the audio only participants and ask the audience if anyone joining by audio only has a question. At that time the questions will be heard and answered by the presenters.
• Please be aware that there will be many attendees wanting to speak, so try to keep your comments focused and concise so that as many people as possible can participate in the limited meeting period.
